**Citadel Partners Facilitates Sale of Three Buildings at Allen Exchange Development**

Citadel Partners has completed the sale of three buildings within Allen Exchange, a newly finished flex development spanning 71,920 square feet. Strategically positioned at the northeast corner of Exchange Parkway and U.S. Highway 75 in Allen, the project offers versatile space tailored for office, medical, and showroom use. The development was brought to fruition by Gillett Commercial.

Leasing and sales efforts were spearheaded by Katherine Pool and Mac Morse of Citadel Partners.

The largest of the three buildings, encompassing 50,864 square feet, was purchased by Texas Star Pharmacy. Jason Claunch of Catalyst Commercial represented the buyer in the transaction.

The second building, known as 220 Exchange, includes over 10,600 square feet and was acquired by Well Go USA Entertainment, a global distributor of action and independent films. Dave Peterson of NAI Robert Lynn represented the buyer.

The third building, named 240 Exchange, includes more than 10,500 square feet. Clearstone Dental is currently leasing a portion of the building, while Citadel Partners has been retained to lease the remaining 7,500 square feet.
