Financial close on Phase I underscores that construction capital remains accessible for mission-driven affordable and supportive housing in the Bronx, even as broader capital markets stay selective.

A development team led by Gilbane has reached financial close for Phase I of 1920 Turnbull, an affordable and supportive housing project planned for the Castle Hill and Soundview neighborhood of the Bronx. The undertaking is described as a more than $170 million initiative and is located at 1920 Turnbull Ave., with a project address also listed as 1931 Lafayette Ave.

The first phase of 1920 Turnbull calls for a 22-story residential building delivering 228 affordable rental apartments. Within this total, 137 units are planned as permanent supportive housing reserved for formerly homeless individuals and families, combining affordability with on-site services.

Gilbane Development is serving as the lead development partner for the project, with Strada Development LLC participating as co-developer. The Center for Urban Community Services, identified as CUCS, is also a co-developer and will act as the service provider for the supportive housing component, aligning development responsibilities with resident support functions.

Gilbane Building has been designated as the general contractor for Phase I, overseeing construction of the high-rise residential property. Magnusson Architecture and Planning has been engaged as architect for the project, while AKRF is providing civil engineering services. Together, these firms form the core delivery team for the initial phase of the complex.

The 1920 Turnbull initiative is described as the first of two planned buildings at the site. A second phase is expected to add 207 additional affordable apartments, with 15% of those units designated as permanent supportive housing. This subsequent phase remains subject to city approvals and is anticipated to reach its own financial close within the next year, according to the development team.

Across both phases, the project is positioned to expand the supply of income-restricted and supportive housing in the Castle Hill and Soundview area of the Bronx. By combining a significant number of affordable units with dedicated permanent supportive housing, the development aims to address housing needs of both cost-burdened renters and formerly homeless residents.

While detailed capital structure terms were not disclosed, the financial close for Phase I marks a key milestone for the 1920 Turnbull project and clears the way for construction to move forward under the current development team and design and engineering consultants.
