A nearly 500-unit affordable pipeline at a single Southeast D.C. intersection signals meaningful supply concentration that owners and lenders should factor into underwriting nearby workforce housing assets.

Gilbane Development has begun leasing for Phase 2 of Barnaby & 7th, an affordable housing redevelopment in Washington, D.C. The latest phase marks a significant step in the multi-phase community planned at the intersection of 7th Street SE and Barnaby Road SE, with the goal of expanding affordable rental options in the nation’s capital.

Phase 2 is scheduled to open in the summer of 2026 and will introduce 229 new apartments across four residential buildings. The unit mix will range from studios to three-bedroom layouts, positioning the project to serve a variety of household sizes and income levels within an affordable framework. Site plans call for multiple outdoor areas, including landscaped seating and a shared patio, designed to provide residents with accessible communal spaces.

This phase follows the completion of The Upland, the first phase of the Barnaby & 7th redevelopment. Recently delivered, The Upland added 169 affordable units to the local housing stock and established the initial residential presence for the broader project. With Phase 2 now in the leasing stage, the redevelopment is transitioning from early delivery to a more active lease-up and occupancy period.

Looking ahead, a planned Phase 3 is expected to contribute another 100 rental units within a single multifamily building, further consolidating the site as a sizable affordable housing community. Once all three phases are complete, Barnaby & 7th is slated to provide a total of 498 new affordable units in Washington, D.C., representing a large-scale addition to the city’s dedicated affordable inventory.

The phased approach allows the project to build on the performance and resident demand established by The Upland while adding new buildings and amenities over time. With Phase 2 leasing launched and an additional phase in the pipeline, Gilbane Development is advancing a multi-building, multi-year affordable housing initiative at a single intersection in Southeast Washington, D.C.
