Gilbane Development has begun construction on The Southern Gateway, marking the official launch of Elevate WKU, a $350 million public-private partnership with Western Kentucky University (WKU) focused on overhauling the university’s on-campus housing. The initiative is described as transformative for WKU’s residential offerings and is intended to modernize student living while updating aging university infrastructure.
The Southern Gateway represents the first phase of the broader Elevate WKU program. As part of this phase, Gilbane Development and WKU are collaborating to create a new on-campus residential community that is planned to deliver an updated student housing experience. The project is being framed as a key step in reimagining how students live and learn on campus, with an emphasis on contemporary design and community-building elements.
James Patchett, president and CEO of Gilbane Development, emphasized that turning dirt on the site moves the Elevate WKU vision closer to reality. He highlighted that the project is intended to revitalize aging campus assets and support a more community-focused campus environment for current and future students. Patchett noted that once the new dormitory and dining facility open in fall 2028, students are expected to benefit from a living-learning environment crafted to foster greater connection and support academic performance.
According to the announcement, The Southern Gateway is scheduled to open in fall 2028 and will deliver an approximately 1,000-bed residential community. The project is being built on the former site of Hugh Poland and Douglas Keen Halls, identified as two of WKU’s oldest residence halls. By redeveloping this portion of campus, Elevate WKU is positioned as the largest residential investment in the university’s history.
The broader Elevate WKU program is designed to replace older, outdated residence halls with new living-learning environments that reflect current student expectations and institutional objectives. Through this partnership structure, WKU is working with Gilbane Development to upgrade its residential portfolio while maintaining a focus on campus life, student experience, and long-term housing needs. As the first phase advances, The Southern Gateway will serve as a visible benchmark for how the university intends to refresh and expand its on-campus housing platform.
