GI Partners, on behalf of its Essential Tech + Science (ETS) Fund, has acquired 12800 Culver Boulevard in the Del Rey neighborhood of Los Angeles for a reported $211 million. The 185,000-square-foot facility formerly served as a broadcast center for AT&T and its subsidiary DirecTV.
The 13-acre property is surrounded by satellite dishes and features large data storage capabilities with advanced equipment and extensive fiber connectivity. According to GI Partners’ John Sheputis and Rahul Chandiok in their news release statement: “The property is an ideal fit for the ETS fund given its long-term cash flow profile, advantageous location market leading tenant status along with significantly above standard digital infrastructure improvements.”
L.A Business First reports that since 2021 launch of the ETS Fund twenty properties have been purchased including three this year located in Washington D.C., Denver & now LA; CBRE represented AT&T during this transaction process .
