George Comfort & Sons, working in partnership with Gaedeke Group, has launched a capital improvement program at 44 Wall St., described as a boutique office tower in Lower Manhattan’s Financial District. The ownership group is undertaking the program to refresh and reposition the property while maintaining its established identity within one of the area’s core business corridors.
According to the announcement, ownership has engaged global architecture firm Gensler to lead the design effort for the upgrade. The work will focus on integrating contemporary design elements with the tower’s existing character, rather than replacing it. The approach is intended to respect the building’s history while updating key common areas that are central to tenant experience.
The 24-story tower dates back to 1927, and the planned improvements aim to highlight that vintage architecture even as new features are introduced. As part of the capital program, 44 Wall St. will receive a new amenity center, along with a redesigned entrance and lobby. These areas are being rethought to better serve current and prospective tenants, with ownership positioning the building to align more closely with the expectations of modern office users in the Financial District.
George Comfort & Sons president and CEO Peter Duncan said the firm is focused on “honoring 44 Wall’s charming heritage” through a reimagining that both celebrates the property’s original character and introduces what he described as elegant, contemporary interventions. Duncan indicated that the balance between preservation and modernization is central to the design strategy being carried out with Gensler.
Ownership expects the capital improvement program to be completed in late 2026. Once the work is finished, the new amenity center and upgraded arrival experience are expected, according to George Comfort & Sons, to support companies seeking high-end, amenitized office space in the heart of bustling Lower Manhattan. The investment reflects a continued focus on enhancing tenant-facing spaces in well-located, established office assets.
