**Generation Housing Partners Acquires Dallas Church Property for New Mixed-Income Development**
Generation Housing Partners has acquired a 6.5-acre parcel located at 4710 W. Illinois Avenue at Knoxville Street in Dallas, situated directly across from the Dallas College Mountain View campus. The property, currently occupied by a church that is set to be relocated, will be the future site of HiLine Illinois—a new 200-unit Class A mixed-income multifamily community.
The project is being developed in partnership with the City of Dallas and aims to offer a range of housing options for residents earning between 30% and 70% of the area’s median income. The $70 million development will be financed through a combination of mortgage revenue bonds issued by the Dallas Housing Finance Corporation, NOFA gap financing grants, and 4% housing tax credits.
HiLine Illinois will feature a mix of unit sizes, including 40 one-bedroom units, 100 two-bedroom units, and 60 three-bedroom units to accommodate diverse household needs.
Scott Smith and Corbin Tanenbaum of Weitzman represented the seller, Templo De Alabanza Church, in the transaction.
This development reflects an ongoing effort to increase access to quality affordable housing in Dallas while revitalizing underutilized properties.
