Manhattan’s office leasing momentum is carrying into future pipeline projects, as General Atlantic has committed to a major headquarters lease at Related Cos.’ under-construction tower at 625 Madison Ave. The global investment firm has signed a long-term agreement for more than 150,000 square feet at the forthcoming Midtown office building, positioning itself as the anchor tenant when the property opens.

General Atlantic will occupy five floors in the 53-story tower, and the space is expected to function as the company’s global headquarters. The lease will support the firm’s New York team of more than 330 professionals, consolidating a significant concentration of talent at the Madison Avenue address once the building delivers. The project’s opening is currently slated for 2029.

The future tower at 625 Madison Ave. is located along Madison Avenue between 58th and 59th Streets, placing it in a highly trafficked Midtown corridor near Central Park. Designed by Foster + Partners, the building is planned with features aimed at modern office users, including Central Park views and column-free floor plates and corners intended to maximize efficiency and flexibility for large corporate tenants.

The office tower is being developed with an all-electric design and is targeting LEED Platinum certification, reflecting a focus on sustainability and next-generation building systems. Plans for the property also call for a restaurant and luxury retail at the tower’s base, bringing food and high-end shopping options to the mixed-use podium.

Related Cos., led by CEO Jeff Blau, controls the site and is moving forward with the redevelopment after purchasing 625 Madison Ave. in 2024. Following the acquisition, the developer demolished the existing building on the property, a structure originally completed in 1956. That prior building had a long history of corporate use, having previously served as the headquarters for Nabisco as well as for Related itself.

The new lease with General Atlantic reinforces the strategic repositioning of the site from an aging mid-20th-century office asset into a ground-up, trophy-caliber Midtown tower. It also establishes an anchor tenancy years ahead of the building’s planned completion, providing visibility into future occupancy at a time when office landlords and investors are closely tracking demand for modern, highly amenitized buildings in core Manhattan locations.
