Recent activity in Florida’s commercial real estate market includes an investment sale, a leadership addition at a global brokerage, a new leasing assignment for a major office asset and a retail disposition in a key urban district.
Gateway Medical Plaza, a two-story medical office building at 3251 North State Road 7 in Margate, changed hands in a $14.7 million transaction. The property totals 31,246 square feet across five suites and was approximately 89% occupied at the time of sale. Developed in 2021 by Florida Medical Space, the asset sits on about 2.3 acres near HCA Florida Northwest Hospital, positioning it to serve a range of medical and healthcare users in the surrounding community.
On the brokerage front, JLL expanded its South Florida office with the addition of Grant Killingsworth as Senior Managing Director on the office brokerage team. Killingsworth brings more than 25 years of experience representing office and industrial occupiers across the region and managing real estate portfolios throughout the U.S. His background includes work with both institutional landlords and office tenants, adding to JLL’s advisory capabilities in South Florida. His arrival follows the recent hiring of former City of Miami Head of Real Estate Andrew Frey, who joined JLL as a Managing Director in the same region.
In Tampa, Stream Realty Partners has been selected to oversee leasing at The Landing at Westshore, a 115,740-square-foot office property at 4110 George Road in the Westshore submarket. The three-story building, recently rebranded, is part of Independence Park, a 44-acre mixed-use campus near the Veterans Expressway and Interstate 275. The asset is being offered as a potential full-building headquarters location, with naming rights and top-of-building signage available for a future tenant. Stream Realty Partners professionals K.C. Tenukas and Nick Baldwin will lead leasing efforts on behalf of ownership, REGAIN Investment Fund.
In Miami, Newmark arranged the sale of Wynwood Jungle, a 38,946-square-foot retail property in the heart of the Wynwood Arts District. Newmark’s Eric Williams represented the seller in the transaction. Completed in 2016, the property underwent a substantial renovation and repositioning in 2023, with more than $1 million invested in capital improvements. The work included upgrades to common areas and the building’s facade, the creation of new outdoor dining spaces and the activation of a rooftop restaurant component, enhancing the property’s appeal in one of Miami’s most prominent arts and entertainment neighborhoods.
