**Publix to Anchor Gateway Jax’s Pearl Square Development in Downtown Jacksonville**
Gateway Jax has announced that Publix has signed a lease to serve as the full-service grocery anchor for Pearl Square, a transformative mixed-use neighborhood rising in Downtown Jacksonville. The Florida-based, employee-owned supermarket chain will open a new 31,000-square-foot location at 119 W. Beaver Street.
Strategically located between Hogan and Laura Streets, the new Publix will be housed within a mixed-use building that includes a 15-story residential tower featuring approximately 250 apartment units and integrated parking with 400 spaces. The project is being developed in partnership with Corner Lot and is scheduled to begin construction in the summer of 2026.
Gateway Jax is backed by JWB Real Estate Capital and DLP Capital. Once complete, Pearl Square will offer more than 1,250 new residential units and approximately 200,000 square feet of retail space, comprising restaurants, fitness facilities, and other everyday amenities. The development will also feature the revitalization of the historic Ambassador Hotel into a boutique hotel with over 100 keys.
The Pearl Square initiative is part of a long-term plan representing more than $2 billion in investment over the next decade, aiming to reshape and energize Downtown Jacksonville with vibrant, mixed-use development.
