### Gateway Jax to Revamp Century-Old Ambassador Hotel

Development firm Gateway Jax, in partnership with The Indigo Road Hospitality Group, is set to restore the historic Ambassador Hotel in Downtown Jacksonville. Gateway Jax, a venture backed by DLP Capital and JWB Real Estate Capital, manages a private equity fund dedicated to the revitalization of the city’s downtown area.

The redevelopment will transform the 100-year-old hotel into a modern hospitality destination with a minimum of 100 rooms. Plans for the site include a restaurant and bar, conference spaces, and other upscale amenities. The Ambassador Hotel will become an integral part of Gateway Jax’s larger project, Pearl Square—an ambitious, eight-block, mixed-use development.

Pearl Square will feature 1,250 new residential units, approximately 200,000 square feet of grocery-anchored retail space, and ample outdoor dining opportunities. The first building in the development, located at 515 Pearl Street, broke ground in October 2024 and is projected for completion in 2026. Additional projects within Pearl Square are set to begin construction in 2025.

Gateway Jax plans to invest over $2 billion in the Pearl Square development, signaling a significant commitment to the revitalization of Downtown Jacksonville.
