**Gateway Jax to Break Ground on Second Pearl Square Project at 425 Beaver Street**
Gateway Jax is set to break ground on its second major project in Pearl Square with the development of 425 Beaver Street. Formerly referred to as Block N4, the new mixed-use building will include 286 multifamily residential units, nearly 20,000 square feet of retail space, and on-site parking. The project is expected to be completed in 2027.
Gateway Jax was established through a partnership between JWB Real Estate Capital and DLP Capital. As construction on 425 Beaver Street commences, Pearl Square will have approximately 500 residential units and 40,000 square feet of retail space under development. Several other buildings are also scheduled to begin construction in late 2025 and 2026.
Once fully completed, Pearl Square will offer over 1,250 new residential units, around 200,000 square feet of retail space, a 100-key boutique hotel, and extensive outdoor dining options. Gateway Jax’s comprehensive development efforts in the area are projected to result in a total capital investment of approximately $2 billion over the next decade.
