Gantry has arranged a $30.5 million permanent loan to refinance maturing debt on a large industrial asset in Kansas City. The collateral is a 603,000-square-foot warehouse facility within the Skyport Industrial Center, located at 7501 NW 106th Terrace in the city’s Northland submarket.
The property recently completed a full renovation in 2023 and is now fully occupied in a multi-tenant configuration serving a range of logistics users. The building’s specifications include 32-foot clear heights, 22,000-square-foot bay sizes, and a 135-foot-deep truck court designed to accommodate modern distribution and truck maneuvering needs.
The warehouse offers cross-dock expansion capacity, positioning the facility for additional throughput if tenant requirements evolve. Its location provides direct access to key regional and national transportation infrastructure, including proximity to Kansas City International Airport as well as major highway connections via I-29 and I-435. These attributes support the property’s role in regional logistics and distribution networks.
On the capital markets side, the new loan replaces existing maturing debt and is structured as a seven-year, fixed-rate, non-recourse facility. The financing includes one year of interest-only payments, followed by amortization based on a 30-year schedule, aligning long-term debt service with the asset’s stabilized, fully leased status.
Gantry Principal Mark Reichter, based in the firm’s Kansas City production office, represented the borrower, described as a private real estate investor. The loan was placed with one of Gantry’s correspondent life company lenders, and Gantry will continue to service the loan on the lender’s behalf. No additional borrower or lender details were disclosed.
