A Walmart-anchored neighborhood retail center in the Portland suburb of Sherwood has secured new long-term financing as it replaces maturing debt. Gantry arranged a $13.65 million permanent loan for Parkway Village at Sherwood, a 45,653-square-foot shopping center located at 21174-21430 SW Langer Farm Parkway. The property sits roughly 15 miles from Portland’s city center and is positioned as a suburban retail destination with a mix of daily-needs and food-and-beverage tenants.

The center is anchored by Walmart and is supported by a roster of national and regional retailers. Tenants at Parkway Village at Sherwood include Starbucks, Chipotle, The Old Spaghetti Factory, Panera Bread, Crumbl Cookies, Club Pilates, and Legacy GoHealth Urgent Care. This combination of a dominant value-oriented anchor, quick-service restaurants, casual dining, specialty retail, fitness, and healthcare uses points to a stabilized, service-oriented retail environment catering to local residents and commuters.

The refinancing replaces existing maturing debt on the property with a new fixed-rate structure. According to Gantry, the financing was executed as a seven-year, non-recourse loan with a 30-year amortization schedule, providing the borrower with long-term rate certainty and a measured paydown profile. The loan is characterized as a permanent loan, indicating that it is sized and structured for a stabilized asset rather than a transitional or lease-up scenario.

Gantry acted on behalf of the borrower, a private real estate investor. The assignment was handled by Blake Hering, Principal, and Kristin Lapinskas, Senior Associate, from Gantry’s Portland production office. In addition to arranging the financing, Gantry will also service the loan, providing continuity between origination and ongoing administration for both borrower and lender.

With Gantry servicing the new loan and the existing tenant mix in place, the private investor has secured a longer-term capital structure aligned with the property’s current performance and income profile.
