Gainesville Town Center Branch Properties Approved for Development

The City of Gainesville has unanimously approved the rezoning request from Branch Properties for their 49-acre mixed-use redevelopment project, Lakeshore. Construction is set to begin in late 2026 and completion is expected by 2028. Located between Lake Lanier and Interstate 985, Lakeshore is poised to become the premier town center of Gainesville, a small town with a population of just over 40,000 residents located northeast of Atlanta.

Upon its completion, Lakeshore will feature an impressive array of amenities including retail space spanning over 305,444 square feet, as well as multifamily residential units totaling at least652 units. Additionally,the development will offer approximately38 ,200 square feetof outdoor community greenspaceand potential for future phases that may include a hotel and townhomes.Amongst all these changes,Dick’s Sporting Goods and Belkwill remain open throughout the transformation; however,Dick’s Sporting Goodswill be relocating within the property.Franklin Street’s Len Ericksonwill be working alongside Branch Properties on retail leasing efforts.
