**Fully Leased Brea Office Building Sells for $19.5 Million**

A 79,500-square-foot Class A office building located at 120 S. State College Blvd. in Brea has been sold for $19.5 million to a private investor. The deal was facilitated by Ryan Campbell, Executive Managing Director at NAI Capital Commercial, alongside Tony Naples from Lee & Associates. The seller was represented by Anthony DeLorenzo of CBRE National Office Partners, in collaboration with Sammy Cemo, Bryan Johnson, and Harry Su from CBRE’s Private Capital Partners.

Originally built in 1985 and fully renovated in 2015, the three-story property is part of Brea Place, a business park that includes six office buildings and spans 2.3 acres. The building is fully occupied by six tenants, notably including the County of Orange, CareFusion, Whittier Filtration, HdL Companies, and Yellow Box Corp.

“This acquisition represents a strong long-term investment opportunity in one of Orange County’s most established office submarkets,” said Campbell. “The property’s stable tenant roster, quality improvements, and excellent location within Brea’s core business district provide secure and durable cash flow for years to come.”
