"Full Occupancy Achieved at Newly Constructed Canarsie Warehouse by Turnbridge and Dune"

Turnbridge Equities and Dune Real Estate Partners have successfully leased out their newly developed project at 807 Bank St. in Brooklyn’s Canarsie neighborhood. The lease, which spans 60,000 square feet, was secured with Otto Environmental Systems and brings the occupancy of the project to 100% just two months after its completion. Prior to this lease, the project had already been pre-leased to two tenants for a total of 172,000 square feet.

In December of last year, Turnbridge and Dune acquired the property at 807 Bank St., followed by construction starting in late 2022 after demolishing two existing warehouses on site. One notable feature of this development is its rooftop solar carport system that generates up to a capacity of670 kilowatts – making it one out only two LEED Platinum distribution warehouses on the East Coast.

According to Ryan Nelson , managing principal at Turnbridge , “We were thrilled by the high demand from potential tenants for our state-of-the-art industrial building in an established industrial area like Brooklyn.” He further added that their strategy paid off as they aimed towards creating a top-notch Class A warehouse facility with LEED Platinum certification.

The leasing process was facilitated by Cushman & Wakefield’s team consisting Rico Murtha , Helen Paul , Amanda Gerhart and Joe Hentze who represented both Turnbridge and Dune during negotiations.
