17Capital, a private equity firm, has announced its relocation from One Vanderbilt to 10 Bryant in Midtown Manhattan. The office tower at 452 Fifth Ave is owned by Property & Building Corporation Ltd. (PBC). This move will see the firm occupy an entire floor of the building, doubling their current space to 16,298 square feet.

The transaction also brings 10 Bryant to full occupancy as PBC prepares to market the base of the property for potential headquarters opportunities in 2025.

According to Eli Elefant, CEO of PBC-US: “We are thrilled that 17Capital has chosen our building as their new home. Their decision is a testament to our status as one of New York’s premier office towers and we are confident that our planned repositioning will ensure this remains true for many years.”

Represented by a JLL team including vice chairman Paul Glickman and executive managing director Ben Bass among others, ownership expressed excitement about recent leasing activity at 10 Bryant: “This latest lease agreement further demonstrates the value and appeal that this property offers tenants,” said Glickman.

Overall, it can be seen that with its prime location and attractive amenities offered by ownership’s planned repositioning efforts; it is no surprise why companies like Private Equity Firm have chosen Ten Bryant as their preferred business address.
