Fulcrum and Gray Street to Develop SA Broadway East Project

The Historic and Design Review Commission (HDRC) in San Antonio has given early approval to Fulcrum Development and GrayStreet Partners for their 15-acre campus project, known as Broadway East or the BESA District. The developers have plans to build a total of 1.8 million square feet of retail, hospitality, multifamily, and office space on the currently vacant land across from Pearl.

According to reports from the San Antonio Business Journal, Shop Companies will handle leasing for this heavily retail-focused development which will feature home furnishings, fashion retailers, wellness and beauty brands as well as heritage stores. The developers are also seeking a grocer for the BESA District.

The first phase of construction is expected to be completed by 2026 with New York-based Kohn Pedersen Fox and Austin-based landscape architect dwg. working on the project design. However before any construction can begin,the developers must return to HDRC for final review.

Overall,this exciting new development promises an array of amenities that will enhance both local residents’ daily lives while also attracting visitors from outside areas.
