Freehill has commenced construction on Fairbanks Landing, a four-building, Class A industrial project totaling 1.64 million square feet in Northwest Houston. The speculative and build-to-suit development is planned in two phases and is positioned as a large-scale addition to the submarket’s modern warehouse and distribution inventory.
Phase I of Fairbanks Landing will deliver Buildings 1 and 2 with a combined footprint of 809,220 square feet. This initial phase is being developed as a build-to-suit for Power Electronics, aligning the first two buildings directly with a single occupier’s operational requirements. Completion of Phase I is scheduled for the third quarter of 2027, establishing the initial delivery timeline for the project.
Phase II will add another 834,720 square feet through Buildings 3 and 4, with delivery targeted for the fourth quarter of 2027. Within this second phase, Building 3 is planned at 568,080 square feet, while Building 4 is slated to total 266,640 square feet. This later phase provides additional large-bay industrial space that will be available for lease, expanding the overall scale of Fairbanks Landing once fully built out.
On the tenant side of the Phase I build-to-suit, Power Electronics was represented in the transaction by JLL’s Ryan Green and Jeff Venghaus. Freehill was represented by JLL’s Joseph Berwick, Richard Quarles and Eliza Klein. The same JLL team of Berwick, Quarles and Klein has also been retained to handle leasing for Phase II on behalf of Freehill, giving the brokerage firm a continuing role as the project advances toward completion.
Fairbanks Landing is located at 9220 Fairbanks North Houston Road, placing the project near several of Northwest Houston’s major transportation corridors. This location provides regional connectivity for industrial and logistics users and situates the new construction within an established distribution hub. Once both phases are delivered, the project will represent a sizable infusion of new Class A industrial space into the Northwest Houston market.
