Brand-aligned hotel and residential components in Miami’s Design District highlight how luxury hospitality flags are being used to differentiate mixed-use residential product. For investors, this points to ongoing demand for experiential, branded living environments in core lifestyle districts rather than pure commodity multifamily.

Fouquet’s and its parent company Barrière Group are preparing to launch a new mixed-use project in Miami’s Design District, marking the Parisian hospitality brand’s second luxury hotel in the United States. The property will rise within the Design Residences, a project designed by architect David Chipperfield, and will extend the reach of a 127-year-old casino and entertainment company that has been expanding its international footprint.

The development will combine a 12-story hotel and a 25-story residential tower on a site of roughly two acres at 39 NE 39th St. The hotel component is planned to offer 85 guestrooms, while the adjacent residential tower will deliver 143 residential units. Both components will be overseen by Fouquet’s, creating a branded environment that connects hospitality and residential living under a single luxury flag.

Fouquet’s is also set to direct the property’s food and beverage program, which will feature five distinct dining concepts inspired by the brand’s established culinary portfolio. These venues are expected to serve as a key differentiator for the Miami property, aligning its offering with the brand’s Parisian heritage and its existing international locations.

The project team bringing the Miami Design District development to market includes Miami Design District Associates (MDDA), Raycliff Capital, FortPartners and Constellation Hotels Holding. These firms are teaming up on the venture, combining local district expertise with capital and hospitality experience to execute the new hotel and residential concept.

Fouquet’s Miami is expected to open in 2030, adding a fresh luxury entrant to the Design District’s mix of retail, cultural and residential uses. The project follows the brand’s first U.S. opening in New York, where Fouquet’s debuted in 2022, and reflects continued interest in anchoring mixed-use developments with globally recognized hospitality names.
