**Fortress Investment Group Acquires Raleigh Life Sciences Campus for $226.5 Million**

Trinity Capital Advisors and Starwood Capital Group have sold the 1.5 million-square-foot Spark LS life sciences campus near Raleigh, North Carolina, to Fortress Investment Group for $226.5 million.

The sale follows a major lease agreement between Trinity, Starwood, and Millennium Print Group, which signed for 1.27 million square feet of space at the campus. The deal was structured as a net lease transaction, meaning Fortress entered into a rental agreement with Millennium simultaneously with the acquisition.

Millennium Print Group, a subsidiary of The Pokémon Company International of Japan, manufactures Pokémon trading cards. The company has signed a 20-year lease at the campus, with options to renew for an additional 20 years.

To finance the acquisition, Fortress secured a $111.1 million loan from Bank of America.

The transaction covers six parcels, including two advanced manufacturing buildings, an amenity building, and undeveloped land. The properties included in the sale are located at 440 and 549 Spark View Drive, and 4773, 4825, 4921, and 4965 McCrimmon Parkway.

Fortress Investment Group currently manages approximately $50 billion in assets.
