**Fortress Acquires 1.5M-SF Spark LS Campus Near Raleigh for $226.5M**
Fortress Investment Group has acquired the Spark LS campus near Raleigh for $226.5 million from Trinity Capital Advisors and Starwood Capital Group. The expansive life sciences campus spans 1.5 million square feet and includes six parcels, encompassing two advanced manufacturing buildings, an amenity building, and undeveloped land. The properties are located at 440 and 549 Spark View Drive, and 4773, 4825, 4921, and 4965 McCrimmon Parkway.
The transaction follows a major lease agreement at the site. Millennium Print Group, a subsidiary of The Pokémon Company International, signed a 20-year net lease for 1.27 million square feet of space on the campus. The deal includes options to renew for an additional 20 years. The net lease structure enabled Fortress to enter into a rental agreement with the tenant simultaneously upon acquisition.
To finance the purchase, Fortress secured a $111.1 million loan from Bank of America.
Fortress Investment Group manages approximately $50 billion in assets. The acquisition further strengthens the firm’s position in the life sciences and advanced manufacturing sectors.
