**Onetime Denver Brew Pub Making Way for 18-Story Apartments and Retail**

The former site of LowDown Brewery & Kitchen, located at the northeast corner of East 8th Avenue and Lincoln Street in Denver, is set to be transformed into a new residential development. The project, to be named Kaia Residences, will bring 295 apartment units along with ground-level retail to the neighborhood.

Trailbreak Partners, the developer behind the project, plans to break ground at the site—located at 800 and 808 North Lincoln Street—by the end of April. The development will consist of a 452,453-square-foot, 18-story building, featuring 332 residential units, indoor parking, and approximately 8,000 square feet of retail space on the ground floor.

Kaia Residences will offer a variety of upscale amenities, including a fitness center, an infinity pool, and street-level retail designed to enhance the pedestrian experience in the area.

To finance the development, Affinius Capital arranged a $111.5 million loan, while Trailbreak Partners secured an additional $50 million through an equity raise. The units will be market-rate and range in size from studios to three-bedroom apartments.

Trailbreak Partners acquired the 0.75-acre lot for $12 million in December 2022. The building was designed by architecture firm Hord Coplan Macht, and ARCO/Murray is serving as the general contractor.
