**Former Chevron Phillips Chemical Headquarters Sold in The Woodlands**

The former global headquarters of Chevron Phillips Chemical in The Woodlands has been sold to Beland Properties. The eight-story, 200,000-square-foot Class A office building is located at 10001 Six Pines Drive. JLL Capital Markets’ Kevin McConn, along with JLL Brokerage’s Jeff Cairns and Brandon Clarke, represented the seller in the transaction.

Originally completed in 2002, the building features flexible floorplates, structured parking, and sits on a 3.4-acre site that includes land available for future development.

Strategically located in the heart of The Woodlands—approximately 27 miles north of Houston and just 20 minutes from George Bush Intercontinental Airport—the property neighbors the Cynthia Woods Mitchell Pavilion and is within close proximity to The Waterway, The Woodlands Mall, and various hospitality and residential options.

According to data from JLL, The Woodlands office market remains strong. The area’s total vacancy rate stands at 12.5%, the second lowest in the Houston metropolitan area and below its five-year quarterly average of 14.4%. Sublease inventory in the first quarter of 2025 also decreased 30% year-over-year, signaling continued positive momentum in the local office market.
