Axiom Retail Advisors, a retail consulting firm based in Irvine, CA and affiliated with the X Team Retail Advisors platform, recently negotiated two leases totaling 20,128 square feet in Escondido. The deals involve Dollar Tree and Big Blue Swim School as tenants for the former Big Lots building located at 1580 W. Valley Pkwy within the Home Depot Shopping Center.
Representing the landlord Red Mountain Retail Group were Lea Clay Park and Stephanie Skrbin of Axiom. Dollar Tree was represented by Brian Pyke of Retail Insite while Andrew Shemirani of Flocke & Avoyer represented Big Blue Swim School. The property was acquired by Red Mountain last year as part of a portfolio sale from Big Lots; they will now divide it to accommodate both tenants equally. Brenda Benter and Julie Swieca from Red Mountain facilitated this transaction.
According to Park, there was significant interest from national and regional retailers for this space but ultimately it was an easy decision due to the strong relationship between Red Mountain and Dollar Tree over time. With the addition of upscale brand Big Blue Swim School attracting female customers, this is expected to expand trade area contributing towards overall stability at Home Depot Shopping Center.
