Formation has acquired 118 acres in McKinney, TX, to develop a 715,000-square-foot corporate campus to be known as The Gateway at Formation Park. The site is positioned at the intersection of Laud Howell Parkway and Highway 75, giving the planned industrial campus direct access to a major regional transportation corridor.
The Gateway at Formation Park is designed as a six-building project that will be developed in two phases. According to reporting from the Dallas Business Journal, Formation expects to start construction on the $130 million development this summer, advancing the plan from land acquisition into active vertical development.
The initial phase of the project will comprise three buildings totaling 450,000 square feet. This first tranche of space is anticipated to be delivered on an accelerated timeline and could open as early as next summer, providing a near-term option for industrial and corporate users seeking newly constructed space in the area.
The full two-phase development schedule for The Gateway is planned over approximately 36 months. Once complete, the campus will total six buildings and 715,000 square feet, positioning the project as a sizable addition to the local industrial and corporate real estate inventory.
Formation’s move to bring the site to a development-ready status required a series of front-end investments and municipal actions. The work included annexation of the property into the city of McKinney, rezoning, the securing of multiple off-site utility easements, and flood mitigation measures. These steps collectively advanced the tract from raw land to a fully entitled and infrastructure-supported site prepared for construction.
The site was sourced by Formation’s Kyle Heath, who identified the location and helped bring it through the entitlement and preparation process. To lead the leasing effort for The Gateway, Formation has engaged Holt Lunsford Commercial. Josh Barnes and Blake Troiani with the firm have been retained to lease the six-building campus to prospective users.
Formation operates as a real estate investment and development firm with activity in both Texas and Arizona. The Gateway at Formation Park represents an expansion of its industrial and corporate campus portfolio within Texas, adding a large-scale project in McKinney that is now positioned to move into its construction phase following the land acquisition and entitlement work.
