An additional 261,168 square feet of modern industrial space targeted to both large and smaller users will add supply and optionality for occupiers in the West Phoenix logistics corridor.

A venture between Formation Interests and Crescent Real Estate has started construction on Phase II of Formation Park 10, expanding the industrial project in Goodyear, Arizona. The new phase will add 261,168 square feet of space across three buildings and follows the completion of the initial phase of the park.

Once Phase II is delivered, Formation Park 10 is expected to total nearly 689,000 square feet of industrial space. The full park will comprise five buildings on 44 acres, positioning the project as a sizable logistics and distribution hub within the Goodyear industrial corridor.

The development is located at the intersection of Bullard Avenue and Celebrate Life Way, with direct access and visibility to Interstate 10. This location connects the project to a major regional transportation route, providing industrial users with freeway exposure and access suitable for distribution and logistics operations.

According to the project team, Phase II has been designed to accommodate a range of occupier requirements. It is described as the only project in West Phoenix that can simultaneously serve larger users looking for 100,000 square feet or more of single-tenant space, as well as tenants needing more flexible footprints between 15,000 and 25,000 square feet. This mix is intended to support both big-box distribution needs and smaller industrial requirements within the same park.

Design responsibilities for Phase II are being handled by Deutsch Architecture Group, Kimley Horn, and RVI. Willmeng is serving as the general contractor for the expansion, overseeing vertical construction and site work for the additional three buildings.

CBRE has been engaged to oversee leasing for the project, covering the full range of space sizes contemplated within Phase II. The firm will be responsible for bringing both larger single-tenant users and smaller industrial occupiers to the property as construction progresses toward completion.

Construction of Phase II at Formation Park 10 is expected to conclude in Spring 2027. At that point, the five-building industrial park will offer nearly 689,000 square feet of space on its 44-acre site, expanding modern warehouse and distribution capacity in Goodyear and the broader West Phoenix industrial market.
