"Flower Mound Approves 472K-SF Mixed-Use Development Project"

The Flower Mound Town Council has approved a new mixed-use development on 200 acres at the intersection of Denton Creek Boulevard and Cleveland Gibbs Road. The project, called Monarch, will feature 278 townhomes and approximately 472,470 square feet of commercial real estate. This includes four big-box retail buildings as well as restaurants.

According to Community Impact reports, the developer Eric Schmitz must first develop 150,000 square feet of commercial space before building the initial 150 townhomes. Once another 150,000 square feet of commercial space is developed, Schmitz will have permission to build the remaining townhomes.

Schmitz is a fifth-generation resident in Denton and has been licensed since1976 with expertise in North Texas markets and local governments. The design firm for this project is McAdams.

It is estimated that Monarch could be completed by either2027 or2028.Flower Mound itself has a population close to80 ,000 peopleandis located northwestof Dallas.
