Recent activity across Florida highlights ongoing deal flow and strategic positioning in industrial, multifamily and retail assets. In the Miami region, Kurv Industrial has appointed Camilo Rios as Senior Vice President, Development. In this role, he will oversee the company's development activities across the Miami area, where Kurv has assembled more than 800 acres since 2012 through 24 transactions. The firm reports having delivered or currently building over 12 million square feet of Class A industrial space in the region. Rios brings more than two decades of development experience across the South Florida market, including work on complex industrial projects and engagement with the region's entitlement and construction landscape, with skills spanning land acquisition, entitlement, construction and project delivery.
In Southwest Florida, Berkadia arranged the sale of Orchid Run, a 282-unit luxury garden-style multifamily community in Naples, Florida. Matt Mitchell and Chris Burtner of Berkadia North & Central Florida handled the transaction on behalf of an affiliate of The Inland Real Estate Group of Companies, Inc. The buyer was Cardone Capital. While financial terms were not disclosed, the deal underscores ongoing investor interest in stabilized, institutionally held multifamily properties in growth markets such as Naples.
Institutional investment is also evident in South Florida's industrial sector. MDH Partners acquired Sawgrass Distribution Center, a 131,800-square-foot industrial building in Sunrise. JLL represented the seller in the transaction. The acquisition marks MDH's return to the South Florida market and follows its recent purchase of Lakeland Commerce Center, a 557,100-square-foot industrial property elsewhere in Florida. Together, these transactions point to continued appetite for distribution and logistics facilities in key Florida corridors.
On the retail and fitness side, EōS Fitness has committed to a long-term retail lease for a 40,000-square-foot location in Gainesville, Florida. The new facility will be located at The Commons at Celebration Pointe, a prominent mixed-use destination at 4354 SW Archer Road. Construction on the EōS Fitness space is expected to begin in 2027, with the brand set to serve as a major anchor tenant at the project. The lease reflects ongoing demand from experiential and fitness operators for large-format space within established mixed-use environments in regional markets.
Taken together, these announcements illustrate active capital deployment and tenant expansion across multiple Florida metros. Industrial development and acquisitions, multifamily trading activity and new anchor retail commitments each signal that investors, developers and occupiers continue to target the state's growth markets despite limited public detail on pricing or financing terms.
