Miami continues to assert its dominance in the office real estate sector, ranking third in the nation for office asking rates and fifth for sale price per square foot, according to a recent CommercialCafe survey. The city also recorded the highest occupancy in June with a vacancy rate of just 14.3%, significantly lower than the national average of 19.4%. It was one of only three Southern markets to report vacancy rates below the national average.
In Riverview, Florida, Ryan Companies has partnered with Exalt Health to announce plans for a new inpatient rehabilitation facility. The 40,000-square-foot center will include 40 beds and offer specialized physical, occupational, and speech therapy for patients with complex medical needs. The facility will be located adjacent to BayCare St. Joseph’s South Hospital, which has 223 beds.
Forman Capital has closed a $9.7 million preferred equity investment to support the development of a new apartment complex in the Orlando market. The project, developed by Unicorp National Developments, Inc., will be known as The Elysian and will feature 323 rental units. The site is located at 9743 Avalon Road in Horizon West. Unicorp is a repeat client of Forman affiliates, having successfully repaid two previous loans.
CP Group, a commercial real estate firm active throughout the Sunbelt, has been chosen by global investment firm Värde Partners to manage One Financial Plaza. The 283,000-square-foot office tower is located in Downtown Fort Lauderdale and will now fall under CP Group’s asset and property management portfolio.
Miami Beach’s iconic Lincoln Road continues to thrive, with more than 24,000 square feet of new leases signed in recent weeks. Exciting newcomers include the Florida debut of All’Antico Vinaio, the relocation of Ché by Chelsey from Brickell, and DaVinci Gelato, a boutique offshoot of L’Arte del Gelato. Additionally, retail heavyweights Victoria’s Secret/PINK and Alo Yoga are expanding their presence in the district with new or enlarged flagship stores.
