– Berkadia has arranged a $32.41 million loan for the refinancing of Lakeside Central Apartments, a 228-unit garden-style community in Brandon, a suburb of Tampa, Florida. The financing was secured on behalf of Robbins Property Associates and Hartford Investment Management Company (HIMCO). Mitch Sinberg, Senior Managing Director, along with Managing Directors Scott Wadler and Brad Williamson, and Vice President Hugo Hernandez from Berkadia’s Miami and Boca Raton offices, led the financing efforts. The five-year, fixed-rate Freddie Mac loan carries a 70% loan-to-value ratio.
– Buligo Capital has acquired the Sarasota Industrial Business Center for $27.4 million. The asset—located just two miles east of Sarasota Bradenton International Airport—includes five industrial parcels totaling more than 186,650 square feet of shallow-bay industrial space, along with 1.12 acres designated for industrial outdoor storage and laydown yards. Former owner Biscayne Atlantic acquired the site in 2023 and invested over $1.3 million in capital improvements.
– SobelCo affiliate Aquao Holdings LLC has proposed a major residential development in Riviera Beach. The planned condominium high-rise would be built on a 4.27-acre site at 1117 Broadway Boulevard/U.S. 1. The project envisions 508 condo units, 10,000 square feet of retail and restaurant space, and 1,083 parking spaces. Featuring two 20-story towers and two 13-story towers, the project would span a total of 1.23 million square feet.
– Dave Baltar has joined LQ Commercial Orlando to expand the firm’s capital markets division. With three decades of experience in corporate real estate, tax management, and commercial brokerage, Baltar has overseen more than 2,000 properties and managed $80 million in tax liabilities. In his new role as Senior Broker Associate, he focuses on exclusive retail and restaurant sales representation.
