"First Phase of Redevelopment Announced for Former Alcoa Plant by Developer"

The initial stage of the revitalization project for the 50-square mile Alcoa plant near Rockdale has been named the Advanced Manufacturing Logistix Campus (AMLC) at Sandow Lakes. This site is considered to be Texas’ only megasite, equipped with ample electrical power, water supply, railway access, natural gas resources and proximity to major highways. It is expected that AMLC will attract manufacturing companies from all over the world. The development will have a total industrial capacity of up to 35 million square feet and is being led by Dallas-based developer Xebec in collaboration with JLL.

AMLC at Sandow Lakes will offer custom-built options for various types of users such as distribution centers and manufacturers including those requiring cold storage or light industrial facilities. Construction on phase one – AMLC at Sandow Lakes – began in Q3 2024 and is scheduled for completion by Q3 2026.

Spanning across an area of 33,000 acres, Sandow Lakes mega site will feature multiple communities comprising residential areas, retail spaces, office buildings as well as hospitality and recreational amenities.

The announcement was made by Connect CRE regarding Xebec’s plans for redeveloping the former Alcoa Plant through its first phase – AMLC at Sandow Lakes.
