CRE Market Beat Take
This arena-led mixed-use project adds a sizable, event-driven sports and hospitality destination in North Phoenix, signaling ongoing appetite for experiential assets tied to regional employment and infrastructure nodes.

A large-scale multi-sport and hospitality project is moving forward in North Phoenix with the Fire ‘N Ice Arena as its centerpiece. The nearly 250,000-square-foot complex is described as a nearly $190 million development and is positioned as a step beyond a typical community rink, with a program designed to accommodate both ice and dry-floor sports as well as training and spectator uses.

The arena will feature two NHL-style ice rinks, providing the core ice component of the project. Each rink will be supported by full Jumbotrons and a suite of back-of-house spaces including locker rooms, coaches’ rooms and film-review areas intended to support team operations and game preparation. Seating is being designed to handle showcases, tournaments and junior-level games, indicating an emphasis on organized competitive play in addition to community use.

Food and beverage will be incorporated through a restaurant element marketed under the Fire theme, highlighted by a large pizza oven. This hospitality component is planned as part of the on-site experience for arena visitors and participants, supplementing the sports programming.

SSS Partners is identified as the developer of the Fire ‘N Ice Arena. In addition to the arena itself, the broader development plan calls for a nearby hotel and an SSS Academy. The overall project is planned on 17.5 acres at 2727 W. Bronco Butte Trail in North Phoenix, near the intersection of I-17 and Sonoran Desert Drive and adjacent to TSMC.

The arena is being configured with a capacity of approximately 2,500 guests in both full end-stage and in-the-round seating layouts. On the dry-court side, the facility will be able to support basketball, volleyball and pickleball events. The multipurpose floor area is expected to be available for tournaments and a range of multi-sport activities.

Training infrastructure extends beyond the courts and ice surfaces. Plans call for a full gym equipped for cardio workouts, weight training and interval training, with the ability to accommodate up to 100 athletes at a time. This training area is intended to support both competitive and developmental sports users tied to the arena and academy functions.

By combining ice rinks, multi-sport courts, a performance-oriented gym, restaurant space, a future hotel component and an academy, the Fire ‘N Ice development is designed as a multi-faceted destination within North Phoenix. The adjacency to regional transportation corridors and neighboring uses such as TSMC positions the project within a broader cluster of investment and activity in the area, while its programming targets sustained event-driven visitation and sports-related demand.
