An institutional buyer taking down a 70 percent leased, multi-building office portfolio in Tysons Corner underscores ongoing capital support for well-located suburban offices with amenity-rich surroundings.

Finmarc Management, Inc. has acquired Highline at Greensboro, a two-building office portfolio in Northern Virginia, for $77.5 million. The transaction involves approximately 460,000 square feet of commercial office space and marks a sizable investment in a multi-asset complex in the region.

The Highline at Greensboro portfolio consists of twin 10-story office towers located at 8401 and 8405 Greensboro Drive. Together, the two buildings total about 460,000 square feet. At the time of the sale, the assets were reported to be 70 percent leased and occupied, indicating a substantial in-place tenancy with additional vacancy available for future leasing.

The towers are situated in the Tysons Corner submarket of Northern Virginia, a location that has seen increased mixed-use development and amenity growth in recent years. While the article does not specify the tenant mix within Highline at Greensboro, the current 70 percent occupancy suggests a diversified roster of users and potential upside from lease-up of remaining space.

Cushman & Wakefield acted on behalf of the seller, CIM Group, in the disposition of the portfolio. The sales effort was led by Paul Collins and Kevin Sidney of Cushman & Wakefield, who represented CIM Group in the transaction. On the buyer side, Finmarc received legal counsel from Aaron Rosenfeld of Kelley Drye & Warren LLP. Debt placement support for the acquisition was provided by Cliff Mendelson of Metropolis Capital Advisors, though further details on the financing structure were not disclosed.

The Highline at Greensboro property benefits from its proximity to The Boro, a nearby walkable destination that enhances the surrounding office environment. The Boro is anchored by a Whole Foods Market and features approximately 250,000 square feet of retail space, including a range of sit-down and fast-casual dining options. This concentration of amenities within walking distance adds to the appeal of the office towers for both existing and prospective tenants, reinforcing the submarket positioning of the assets within Northern Virginia’s evolving commercial landscape.
