White Oak Capital Holdings, LLC and its affiliate Red Oak Capital Holdings have joined forces with Johnson Capital Multifamily LLC (JCM), a MAP/LEAN-approved lender, to expand their range of financing solutions for commercial real estate. This partnership was made possible by the investment of Red Oak’s parent company, Oak Real Estate Partners (OREP), in JCM.
According to Gary Bechtel, CEO of Red Oak, the company has been providing bridge-to-HUD loans in recent years to help borrowers continue operations while going through HUD’s approval process. With this new collaboration with JCM and their FHA lending programs for multifamily properties as well as affordable housing options like senior housing and healthcare facilities, clients will now have even more options available.
Under the OREP umbrella, JCM will operate independently alongside Red Oak. Their team of experts who are approved by FHA/HUD will handle all related loans while still working closely with Red Oaks’ team consisting of originators, underwriters and analysts who specialize in managing bridge loans.
Jason Pumpelly from Johnson Capital Multifamily explained that many investors looking into multifamily properties often require interim financing before securing long-term FHA/HUD-insured loans. The lengthy approval process can be challenging for borrowers who may not have enough time on hand; however a bridge loan from White Oaks can provide them with necessary funds during this waiting period so they can complete acquisitions or make improvements without any delays caused by HUD’s review process.
