Fenwick & West, LLP has expanded its presence at 902 Broadway, building on its existing footprint with a new lease expansion and extension. The law firm has committed to an additional 18,200 square feet of office space at the property, adding a full floor to its existing premises.
Before the transaction, Fenwick & West occupied 54,600 rentable square feet across three full floors in the building. With the additional floor now under lease, the firm occupies a total of 72,800 square feet at 902 Broadway. The expansion reflects the firm’s need for more office space as it continues to grow its operations in New York City.
The recently signed agreement is structured as an 11-year lease term. This commitment not only covers the newly added floor but also includes an extension of the firm’s tenancy on the original three floors, providing longer-term stability for both the tenant and the property’s ownership.
Koeppel Rosen LLC announced the transaction and played a direct role in the leasing process. Director of leasing Max P. Koeppel of Koeppel Rosen represented the ownership in the negotiations, working on behalf of the landlord at 902 Broadway.
Fenwick & West was represented by a team from CBRE. David M. Kleinhandler and Ken Rapp of CBRE handled tenant representation duties, advising the law firm on the expansion and extension of its lease in the building.
Commenting on the deal, Koeppel noted that Fenwick & West’s decision to grow its footprint at 902 Broadway signals an increased commitment to the property. He added that the firm continues to see solid demand across its portfolio from law firms and other professional services organizations seeking premier locations, efficient floorplates, and a high-quality workplace environment.
The transaction underscores ongoing demand from professional tenants for established office properties in New York City that can accommodate growth while offering a consistent standard of space and building quality over a long-term lease horizon.
