**Well-Known Dallas Retail Center to Be Transformed**
The Dallas City Council has approved a zoning change to redevelop the aging Pepper Square shopping center, located at the southeast corner of Preston Road and Belt Line Road, into a vibrant mixed-use development.
Henry S. Miller has received the green light to transform the 198,000-square-foot strip mall into a 12-story high-rise building that will include nearly 1,000 apartment units along with at least 35,000 square feet of retail and personal service space. The move marks a significant shift for the property, which was originally built in the late 1970s and is currently about 70% leased. Existing major tenants at Pepper Square include Trader Joe’s, Hobby Lobby, and Pet Supplies Plus.
The redevelopment is part of a broader effort to revitalize older commercial areas across Dallas and meet the growing demand for mixed-use communities that combine residential, retail, and service options.
