### F.H. Paschen Tops Out First Phase of Bellwood Gateway Development

F.H. Paschen has completed the topping-off for the first phase of the Bellwood Gateway Development, a $43 million workforce housing project in the Chicago suburbs.

The four-story, 71-unit residential community, located at 2711 and 2712 St. Charles Road, will include 6,000 square feet of ground-floor commercial space. The development is expected to open in the spring of 2026.

Breaking ground in July 2024, the Bellwood Gateway Development is transforming the former sites of the Village Hall, police and fire stations, and emergency management office. Designed by Chicago-based DesignBridge, the community will offer a modern aesthetic with bright, open spaces.

The project is funded through a combination of TIF financing, a State of Illinois grant, and the first-ever use of workforce housing bonds in Illinois. “Our integrated approach, in partnership with firms like Mesirow Financial, helps make local government housing investments a reality,” said Tom Cross, head of F.H. Paschen’s housing unit.
