**Boca Raton Innovation Campus Set for Major Redevelopment**

The Boca Raton Innovation Campus (BRIC), located at 5000 T-Rex Avenue, is poised for a significant transformation. As the city’s largest office campus, BRIC spans 1.7 million square feet across 123 acres and holds a notable place in history—it was the site where IBM engineers developed the personal computer.

A group of four investors—CP Group, Rialto, DRA Advisors, and Las Olas Capital Advisors—own the property and have ambitious plans to revitalize the site. The development firm Terra has been tapped to spearhead a sweeping mixed-use project that includes up to 1,243 residential units, 125,000 square feet of retail space, an entertainment complex spanning 55,000 square feet, 85,000 square feet of medical office space, and a 140-room hotel.

Currently, the project is awaiting final site plan approval from the Boca Raton City Council.

Highlights of the proposed development include an eight-story condominium building comprising 320 units. These residences will range in size from 1,213 square feet (one bedroom with a den) to 4,076 square feet (four-bedroom units). Adjacent to the condo, an eight-story apartment building will house 380 rental units.

Retail offerings will be located on both sides of the T-Rex Avenue entrance. Plans call for 17 retail buildings totaling 125,000 square feet along with a 13,201-square-foot grocery store.

This redevelopment effort aims to breathe new life into the historic campus while offering a modern, mixed-use environment for residents and visitors alike.
