**Boca Raton Innovation Campus Set for Major Redevelopment**
The Boca Raton Innovation Campus, located at 5000 T-Rex Avenue, is the city’s largest office complex, spanning 1.7 million square feet across 123 acres. Notably, the campus holds historical significance as the site where IBM engineers invented the personal computer.
Now, a consortium of four investors—CP Group, Rialto Capital, DRA Advisors, and Las Olas Capital Advisors—has unveiled an ambitious redevelopment vision for the campus. Miami-based developer Terra has been enlisted to spearhead a transformative mixed-use expansion pending final site plan approval from the city council.
The project includes up to 1,243 residential units, accompanied by 125,000 square feet of retail space, an innovative 55,000-square-foot entertainment center, 85,000 square feet of medical office space, and a 140-room hotel.
Plans call for an eight-story condominium building featuring 320 units. These residences range from one-bedroom units with dens at 1,213 square feet to spacious four-bedroom units topping out at 4,076 square feet. A neighboring eight-story apartment building will offer 380 additional units.
Retail components will be positioned on both sides of the T-Rex Avenue entrance and will include 17 separate buildings totaling 125,000 square feet, along with a 13,201-square-foot grocery store.
The redevelopment aims to evolve the innovation campus into a vibrant, mixed-use destination while honoring its legacy of technological advancement.
