### Construction Underway for T3 FAT Village Office Component
**Blanca Commercial Real Estate**, **Hines**, and **Urban Street Development** have announced the commencement of construction on **T3 FAT Village**, an office component within the larger **5.5-acre FAT Village development** in Downtown Fort Lauderdale. Located at **501 Andrews Avenue**, the project utilizes **mass timber construction** and is expected to be completed in **November 2026**.
The first phase of the development will include **180,000 square feet of office space** in the **East Building**, along with **600 multifamily residential units** spanning over **400,000 square feet**. Retail spaces will anchor the base of each building, totaling approximately **80,000 square feet**. In total, the project will cover more than **800,000 square feet**.
The **T3** office component will feature a **heavy timber design**, **private outdoor balconies**, a **fitness center**, and **social workspaces**, offering a modern and sustainable workspace environment.
