Expanding the Concept: From Live, Work, and Play to Healthcare

**Live, Work, Play… Healthcare?**

*The concept of blending residential living with nearby office and retail spaces is far from new—mixed-use communities have long been a staple of urban development. Interestingly, while the inclusion of medical office facilities in these settings isn’t new either, this trend is gaining notable momentum.*

To gain further insight into the growing role of healthcare in mixed-use developments, ConnectCRE recently spoke with Peter G. Papantoniou, Principal at Gittleson Zuppas Medical Realty. His firm handles leasing for Medical Pavilion I & II at National Harbor in Baltimore, Maryland.

**ConnectCRE: Is placing medical services into a mixed-use format new?**
**Peter Papantoniou:**
Not exactly, but the model has certainly been evolving over the past decade and has picked up pace in recent years. The shift to remote work and decentralized living post-COVID has accelerated this trend. Healthcare providers are moving away from centralized mega-facilities in favor of multiple, community-based satellite clinics. For real estate, this translates into a rising demand for medical spaces that are conveniently located within residential, retail, and office developments—effectively making healthcare a key anchor in mixed-use properties.

**ConnectCRE: Which healthcare-oriented facilities operate more effectively in mixed-use environments?**
**Peter Papantoniou:**
Many types of medical practices thrive in these settings. Specialty groups often prefer single-story or standalone facilities, or even retail storefronts that improve visibility and accessibility. Ambulatory surgery centers are increasingly being developed in standalone buildings equipped with designated drop-off areas and often located near hospitals or medical campuses. This reflects a wider trend toward patient-centric care and an evolving medical landscape that favors flexible, highly accessible locations in the heart of communities.

**ConnectCRE: What makes a good healthcare tenant combination for mixed-use properties?**
**Peter Papantoniou:**
A strong healthcare tenant lineup starts with a primary care group as the anchor. Supporting services such as imaging centers, laboratories, and pharmacies offer important conveniences. Layered on top of that, a diverse mix of specialty practices—ranging from dermatology and orthopedics to cardiology, OB/GYN, allergy, and physical therapy—creates a comprehensive and synergistic healthcare ecosystem within the development.

**ConnectCRE: What factors should developers consider when adding medical services to a mixed-use project?**
**Peter Papantoniou:**
In addition to proximity to healthcare systems, developers should look at several critical elements. Being close to regional hospitals, having strong highway system connectivity, and having access to densely populated residential areas are all crucial for success. Most importantly, having ample, convenient parking is essential, as ease of access is a top priority for both patients and healthcare providers.

**ConnectCRE: What is your outlook for the live, work, play, healthcare environment?**
**Peter Papantoniou:**
The outlook is extremely positive. Patients today are seeking convenience and looking to access medical services close to home, in environments that blend with their daily lives. This trend will only continue to grow, making healthcare a cornerstone of mixed-use community planning.

In summary, the “Live, Work, Play, Healthcare” model is not just a passing trend. As healthcare providers increasingly respond to patient needs for convenience and flexibility, developers are discovering that medical facilities add significant long-term value. From increasing property appeal and driving foot traffic to creating a more comprehensive and connected community experience, integrating healthcare into mixed-use properties is becoming both a logical evolution—and a lasting development strategy.
