Escondido Warehouse Expansion: Owner-User Acquires Warehouse

Express Dry, under the entity Expressunits1449 LLC, has acquired a 14,000-square-foot freestanding industrial building located at 1449 Simpson Way in Escondido for $4.38 million. The new building will be used to expand operations in the area.

Chris Baumgart of JLL represented the buyer while Marky Sparky Toys was represented by San Diego Commercial on behalf of the seller.

Baumgart noted that “the Escondido submarket of North San Diego County continues to be highly desirable for industrial users with current vacancy around 2.5%.” He added that “1449 Simpson Way provides [the buyer] with good warehouse functionality and outside storage to secure equipment and vehicles.”

This acquisition is indicative of an ongoing trend among owner-users looking to expand their presence in this particular region due its attractive market conditions and availability of suitable properties like 1449 Simpson Way.
