Marcus & Millichap recently completed the sale of North County Oral & Facial Surgery Center, a medical office building located at 839 E. Grand Ave in Escondido. The property, which spans 11,400 square feet and is occupied by a single tenant on a net lease basis, sold for $6,150,000.
According to Ryan Gonzales of Marcus & Millichap’s San Diego Del Mar office who served as first vice president investments on the deal: “The previous owners held the property in partnership and were looking to sell it separately for financial reasons.” He added that there was significant interest from potential buyers during the marketing process and multiple offers were received. Ultimately,the winning bidder plans to use this location as their flagship site for an advanced dental and maxillofacial surgery center.
Gonzales represented both parties involved in this transaction – NCOFSC LLC as seller and 839 E Grand LLC as buyer. Conor Brennan from Marcus & Millichap’s San Diego Downtown office provided support throughout the transaction process.
This ambulatory surgery center is fully compliant with JCAHO standards (Joint Commission Accreditation Healthcare Organizations) making it one of largest private surgical facilities available in North San Diego County according to Marcus & Millichap.
