Entre Commercial Realty Facilitates Strategic Dual Industrial Transaction for Logistics Client

Entre Commercial Realty has successfully completed a dual industrial transaction on behalf of a freight-forwarding and logistics client. The deal, executed by Ian Pattison of Entre Commercial Realty, combined a cost-saving relocation with a long-term equity investment—providing substantial operational and financial benefits for the client.

Facing the need to move operations closer to major highways and airports, the client partnered with Pattison to identify and acquire a 5,434-square-foot industrial condominium located at 18 Congress Circle in Roselle, Illinois. This new location brought the company nearer to critical transportation hubs, significantly enhancing efficiency.

To secure the acquisition, Pattison also orchestrated the backfill of the client’s previous facility—a 6,980-square-foot warehouse located at 952 Donata Court in Lake Zurich. This step was key in facilitating the transition and maximizing the financial viability of the move.

The strategic relocation resulted in immediate cost savings and increased day-to-day efficiency. Additionally, the purchase positions the logistics company for long-term financial stability through property ownership.

The transaction was completed in collaboration with CBRE and Marcus & Millichap, who played key roles in brokering both sides of the deal.
