Entre Commercial Realty has arranged the sale of a 142,370-square-foot industrial facility at 24210 W 143rd Street in Plainfield, Illinois. The property, which sits on approximately 20 acres, was acquired by a local transportation company that will relocate its corporate headquarters to the site.
The freestanding facility offers a mix of warehouse and office space tailored to logistics users. It includes 19 loading docks to support high-volume truck traffic, along with two drive-in doors that provide flexible access for a range of vehicle types. Inside, the building incorporates approximately 11,000 square feet of office space to accommodate administrative and management functions for the new headquarters user.
Beyond the building itself, the site is equipped with infrastructure intended to support large-scale distribution and transportation activity. The property features heavy power to serve industrial operations and eight private rail spurs, offering direct rail connectivity for freight movement. The combination of truck-loading capacity and rail access positions the facility to handle multimodal logistics needs.
The expansive land area was a key factor in the buyer’s decision to acquire the property. The roughly 20-acre site provides significant room for outdoor storage and trailer parking, enabling the transportation company to stage equipment and manage fleet operations on-site. This scale of land, paired with an existing large industrial building, gave the buyer the ability to consolidate functions in a single location.
Entre Commercial Realty’s Mike DeSerto, Cory Kay, and Elisabeth Lazzara represented the buyer in the transaction, advising on the acquisition and headquarters relocation strategy. Colliers represented the seller. The parties were not disclosed.
According to Entre Commercial Realty, the property’s strategic location and transportation attributes made it a compelling option for an expanding logistics user. Rail connectivity, a generous truck court with multiple docks and drive-in access, and proximity to major transportation routes all contributed to the site’s appeal for a logistics-focused corporate headquarters.
The transaction underscores continuing occupier demand for industrial assets that pair functional warehouse space with ample land, trailer storage capacity, and multiple modes of transportation access. For the buyer, the facility offers a platform to support future growth while centralizing operations at a purpose-suited headquarters location.
