Enterprise Community Development Announces Redevelopment of Seniors Housing in Silver Spring

Replacing an aging Section 202 asset with a larger, mixed-income senior community highlights ongoing demand for mission-driven multifamily redevelopment in core Washington suburbs.

Enterprise Community Development, working in partnership with Seabury Resources for Aging, has announced plans to redevelop Springvale Terrace, an existing senior housing community in Silver Spring, Maryland. The initiative focuses on updating an aging property and repositioning it as a modern, mixed-income community that is intended to better meet the needs of low- and moderate-income seniors.

Springvale Terrace was originally constructed in the 1960s and currently consists of 146 senior housing units. It was among the earliest properties in the Washington region to be developed under HUD’s Section 202 program, which supports housing for older adults. The redevelopment will fully replace the existing structure rather than renovate it, reflecting a comprehensive approach to modernizing the asset.

Under the plan, the current building will be demolished and replaced with a new 236-unit senior community, to be known as The Springvale. The increase in the home count represents a significant expansion of the number of residences available on the site for older adults. The project is described as mixed-income, with a focus on serving low- and moderate-income seniors and enabling residents to age in place within the community.

The redesigned community will offer one- and two-bedroom apartments, and the new residences are expected to incorporate modern amenities compared with the existing 1960s-era building. While specific interior or common-area features are not detailed, the emphasis on modernization underscores an effort to align the property with contemporary standards for senior housing.

KGD Architecture is leading the design work for the redevelopment, while engineering services are being provided by MHG P.A. Construction is being led by Bozzuto, which will oversee the building of the new community following demolition of the current structure. Together with Enterprise Community Development and Seabury Resources for Aging, these firms are positioned to transform Springvale Terrace into The Springvale, with a larger number of units and an updated physical plant intended to support senior residents in Silver Spring.
