**Enclave Acquires Fully Leased Industrial Asset in Maple Grove for $25.5M**

Enclave, a real estate investment firm headquartered in Fargo, has completed the acquisition of a 255,501-square-foot industrial property in Maple Grove, Minnesota. The portfolio, consisting of two buildings, was acquired from Artis REIT for $25.5 million.

The deal was brokered by CBRE’s Judd Welliver, Bentley Smith, Zach Graham, Ryan Bain, Michael Caprile, and Joe Horrigan, who represented the seller. Additionally, CBRE Capital Markets’ Debt and Structured Finance team—led by Joel Torborg, Mike Vannelli, and Billy Mork in Minneapolis—arranged a $15 million fixed-rate, interest-only loan on behalf of Enclave.

Located at 9200 Forestview Lane N and 9155 Cottonwood Lane N, just southwest of Highways 169 and 610, the industrial asset is currently 100% leased. Tenants include Malark Logistics and Avonix Imaging. The buildings sit on 20.14 acres in the Northwest industrial submarket, the largest in the Minneapolis metropolitan area.

“It’s a great asset that sits in one of the strongest industrial submarkets in the Twin Cities and is 100% leased long term to two tenants,” said Alex Arenkill, Senior Developer at Enclave.
