Howard Hughes Acquires 10101 Woodloch Forest Drive for $16.3 Million

The Woodlands-based real estate development company Howard Hughes has acquired the office building located at 10101 Woodloch Forest Drive for $16.3 million. The property will be rebranded as “7 Waterway” and is set to add 200,000 square feet of office space in The Woodlands.

Strategically situated across the street from Waterway Plaza II—another property recently acquired by Howard Hughes for $19.2 million in June 2024—the new acquisition aligns with the company’s continued investment in The Woodlands market.

Originally constructed in 2009, the building has recently undergone significant updates to its lobby and on-site amenities. Enhancements include food service options, a fitness center, landscaped greenspace, and outdoor seating areas. The building had previously been known as the McKesson Building for over a decade, named after its longtime tenant, US Oncology Inc., a cancer care provider owned by McKesson Corp. US Oncology recently relocated to 9950 Woodloch Forest Tower, one of The Woodlands Towers at The Waterway.

This latest acquisition reflects Howard Hughes’ strategic efforts to revitalize and expand its presence within The Woodlands, further positioning the area as a premier office destination in the Greater Houston region.
